Laurel Called Meeting to Order at 7:00 pm

Guest Speaker- Daniel Schatz Candidate from Hamlet for Ward 2 came as guest to speak about his qualifications as a candidate and the issues that affect Ward 2.
Board unanimously approved the November 19, 2007 meeting minutes
Financial report- Kelly provided the financial report. All homeowners are current on dues except the home at 7781 Oak View due to foreclosure. Lien is being filed to preserve payment of outstanding dues. Board approved of expenditures for expenditures for upcoming Winter Party, Signage, and Newsletter.
NEW BUSINESS
Recreation Center Members of the Board have different positions regarding a potential recreation center for CPN. Some are very interested and others don’t even want one. No action was suggested or taken.
Delegate for Master Association: If no person is identified as interested and willing to attend monthly meetings, the Rob Sjodin volunteered to attend. Laurel will either attend with him or in his place if he is unable to make a meeting.
Annual Homeowners meeting: Discussion and approval of agenda items including meeting handouts and format. Questionnaire/survey for home owner’s preferences was inserted into newsletter and delivered to each address with instructions to return to Robby or any Board Member. Additional copies will be available at Winter Party for those who have not submitted a response. Charley Heard will present the financials for last year and a forecast next five years. A position on the Board will open up as term has ended and new member will be voted in at this meeting.
Calendar time line for HOA duties was briefly discussed. This was developed over the course of last year. Some unusual activities involved the incorporation of CPN issue.
Reference book containing Wild Life information from the State Division of Wildlife has been created for Home owners due to the possible Mountain Lion in our area. This is a normal event due to the rural area surrounding CPN and the season. E-blast alerting homeowners and link to State website were provided. Homeowners are not to feed deer as this attracts mountain lions.
OLD BUSINESS
Winter Party- Flyer approved and sent out in December. A surprise: Joyce Romanello volunteered to pay for the normal alcoholic beverages. Status, approval money, signage, and reminder calls were discussed. Hopefully another homeowner or two will help with the calls. At present, the committee for the Winter Party consists of two Board Members and one other homeowner.
Christmas Lighting: No change to lighting configuration was made. There was appreciation of the look of adding some colored lights, but this would be another cost. Board will send a communication to Mr. Schweiterman advising that no change for now. Robby suggested getting a timer installed to save on the cost of running lights all night. He will look into a bid from All Seasons, the company that installed the electrical during Front Entrance Enhancement. Nancy has electrician who will look at it as well for another bid.
Updates on changes to By-laws: Changes contemplated are to keep HOA current with any statutes. Also to add Treasurer and Secretary as regular Board positions as community is completely built out and there is no need for others outside of community to fill these roles. Not clear whether anyone has actually volunteered to be on the committee, other than Laurel and Robby. Hindman & Sanchez, the HOA legal firm, will be consulted for proper process.
Newsletter feedback suggests possibly a quarterly version in a hard copy format may be warranted. Although information is on the web and sent by email, not all homeowners use email regularly and prefer a paper version.
Buffalo Ridge Cul-de-Sac issues: The Buffalo Ridge homeowner at the top of the Glen Oaks cul-de-sac continues to enter and exit property on Glen Ridge. This situation has been monitored and changes to driveway were noted. These actions are in direct violation of the governing documents and prior agreements with the developers and Douglas County. Robby is awaiting a response from Douglas County to letter he wrote for the Board regarding this specific cul-de-sac and issues anticipated with the development of lots on south end of Glen Ridge Drive.
Letter to manager of Buffalo Ridge Estates is put on hold until that response process is completed.
Next Meeting date: Monday 21 or 29 at 7 pm for Annual Meeting Preparation if Necessary
Annual Meeting: Thursday January 31, 2008 at CPN Community Center as posted in newsletter and email blast.
