CC-20 Update

A commerical development “For Sale” sign has been placed on CC-20, but Village Homes has no real news to report about the development of the parcel.

According to Village Homes, owner of the land located on the northwest corner of Castle Pines Parkway and Monarch Boulevard, a second submission request is being prepared to amend the Castle Pines North (CPN) development plan.

Village Homes is also preparing a second submission request to Douglas County for a “minor development plat” within the next few weeks.

What about a possible library for CPN? There is no news yet from the Douglas County Library District. However, according to Village Homes, it is completing its internal review of revisions made to the building architecture and site plan for the portion of the development that is “proposed” to house a library.

“We will schedule another meeting with the Master Association when the proposed revisions are complete,” said Margaret Barden, public processing manager for Village Homes.

The entire 15.7-acre parcel was originally zoned for commerical development when the Master Plan for CPN was created in 1982. Strong resistance from the CPN community resulted in a compromise with Village Homes. New plans proposed by Village Homes call for 47 residential units which include both patio homes and town homes. The south area of the parcel adjacent to the Castle Pines Parkway and Monarch Boulevard is expected to be developed as a “neighborhood center” and could consist of four to six buildings.
