(continued from previous page) boundaries of which are described on the Plat. The term "Lot as used herein is synonymous with the term "Unit" as the latter term is used in the Act.
Section 1.28. Majority of Owners: The owners of more than fifty percent (50%) of the votes in the Association.
Section 1.29. Manager: A person, firm or corporation employed or engaged to perform management services for the Common Interest Community and the Association.
Section 1.30. Master Association: Castle Pines North Association, Inc.
Section 1.31. Master Declaration: The Master Declaration of Covenants, Conditions Restrictions and Easements for Castle Pines North recorded on October 22, 1984 in Book 544 at Page 588 in the offices of the Clerk and Recorder of Douglas County, Colorado, as amended from time to time.
Section 1.32. Member: Each Owner, as set forth in Sections 1.33 and 4.1 below.
Section 1.33. Notice and Hearing: The right of an Owner to receive notice of an action proposed to be taken by or on behalf of the Association, and the right to be heard thereon, as provided for herein, or in the Bylaws.
Section 1.34. Owner: The Declarant, Builder or other Person who is the owner of record of the fee simple title to any Lot, but not a Person having an interest in a Lot solely as security for an obligation. The Declarant is the initial owner of any Lot created by this Declaration.
Section 1.35. Period of Declarant Control: That period of time defined in Section 4.4 below.
Section 1.36. Person: A natural person, corporation, trust partnership, limited liability company, association, joint venture, government subdivision or agency or other legal or commercial entity or combination thereof.
Section 1.37. Plat: The pint for the Common Interest Community (as defined in C.R.S. §38‑33.3‑103 and §38‑33.3‑209), flied at Reception Number 00026974 in the office of the Clerk and Recorder for Douglas County, Colorado, as it may be amended from time to time.
Section 1.38. Property: The land and all Dwelling Units and Improvements that are subject to this Declaration.
Section 1.39. Recreation Association: the Daniels Gate Recreation Association, Inc., a Colorado non‑profit corporation.
Section 1.40. Recreation Association Assessment: Those assessments adopted by the Board of Directors of the Recreation Association, and certified to the Association pursuant to the Bylaws of (continued on next page)
