HOA Dues are used for operating expenses for the
community of Forest Park.
Forest Park HOA Dues are a recurring quarterly
payment, due on the first day of the month in January, April, July and
October.
HOA Dues Invoices are
sent via USPS on the 15th of the previous month, i.e. Invoices are sent
on December 15th for the January 1 HOA dues, March 15 for April 1 HOA
dues,
June 15 for July 1
dues, September 15 for October 1 HOA dues, etc.
If HOA dues are not received in
Professional Management offices by the 30th of the month of the month that they
are due, they are considered late.
If you use automatic payments
from your checking account, please set it up so that the payment is received no
later than the 30th of the month that the payment is due.
Most banks state that a payment
will be made five (5) days or more after being submitted to be paid by
automatic check/bank payment. Please reference your banks payment
specifics.
HOA dues are a recurring payment
due for each quarter of every year that you own in Forest
Park: January 1, April 1, July 1, October 1 .
If a quarterly
invoice is not received by a homeowner, the dues are still a recurring payment
due and must be received at the Professional Management Associates Office by
the due date or the payment will be considered late.
If an invoice is not
received by a homeowner for any reason, the HOA dues are still a recurring
payment due and are still due on the first day of the month in January, April,
July, October, regardless if the invoice was received by the homeowner.
Not making HOA dues payment because an invoice was not
received does not cure the payment from being late in the month that it is due.
Late fees and interest charges
will accrue on payments not received by the 30th of the month of which they are
due.
A late fee of $20.00 per
month will be assessed for HOA dues not received by the due date and
18% interest ($3.23 per month 2011, $4.05 per month 2012) will be assessed per
month for HOA dues not received by the due date.
Returned check charges will be
assessed. If a check is returned by the bank unpaid, this may cause HOA
dues to be overdue and additional charges will begin to accrue per month until
the account is brought current. Additional handling fees may also be
assessed.
A Late payment notice
is not sent out. Late payment information will not be
sent out until the next quarterly assessment invoice, which will then
include late fees and interest charges from the previous three months
(quarter).
Phone calls to a homeowner
are not made by the management company requesting information on a not
receiving a payment, short payment, etc.
Per Covenants:
Homeowners with HOA Quarterly
Dues that are unpaid after 60 days, will
forfeit use of the Clubhouse, Pool and Voting Rights until account becomes
current.
A Lien will be placed on a
property with HOA dues of more than one quarter past due.
