Finance & Collections
There are two key financial topics for Hidden Pointe as we move into 2005.
New Collections Policy and Procedures
Updated 2005 Annual Budget Review
2005 Hidden Pointe Annual Budget
The Hidden Pointe budget was reviewed at the homeowners meeting on December 16th, 2004. That budget, along with Pro-Forma Cash Flow estimates for 2005 can be viewed here:

What is important to note with the budget changes for 2005 are the following items:
1. Assessments have been raised from $33/month to $42/month for FY 2005. The purpose of this dues increase is to strengthen capital accounts and allow for Hidden Pointe to invest in larger landscaping and beautification projects sought after by a majority of the homeowners.
2. Assessment will now be collected quarterly instead of monthly. All homeowners should have received a packet with this information in their mailbox that included new payment coupons, detais on due dates, etc. If you did not receive that information, please contact the Rocky Mountain Properties immediately (their information is on the Services Page), or click on one of the links below to download samples of that information.
New Collections Overview
3. Hidden Pointe HOA is now responsible collecting CPN Master Association dues obligations for all homeowners. This amount ($18 / mo) will be added to the Hidden Pointe assessment amount, bringing the quarterly dues total for all homeowners to $180. HIDDEN POINTE HOMEOWNERS SHOULD NOT PAY 2005 DUES DIRECTLY TO CPN MASTER ASSOCIATION.
New Collections Policy
A new collections policy was approved by the board and will go into effect January 1st, 2005. All homeowners received a copy of this policy in their mailbox in December and need to read it carefully. You can also view a copy of that policy here:
