Notes from CPN II
Wow, what a busy year! The 2004 community volunteers accomplished amazing feats due to your support and the support of the Master Association.
This was the first year of total homeowner control of the CPN II Association. Mark Feilmeier, 2004 Board President, announced that the Board replaced the developer’s management company with ACCU after an extensive interview process. The new management company has not only increased our level of service, but they have saved CPNII thousands of dollars in management fees.
Our Board of Directors has taken a conservative approach to managing the Association’s bottom line. They ended wasteful spending by evaluating current expenditures and increasing net operating income. The 2004 Board accomplished these items and much more while fully funding our replacement reserve account.
Volunteers on our Board strictly donate their time to protect your best interest and your home values. Home values are only maintained due to consistent repairs and management. Just as you paint, caulk and update kitchens to eventually sell at a premium, the Board has to evaluate community plans, current maintenance issues and manage the day-to-day financial operations.
Without volunteers to look after our investments, our home values would only maintain or decrease. Uniquely, each of us has our own tastes, likes and dislikes, which is why we have Covenant Controlled Communities. The Board only monitors items that our community has deemed important and will only review items when concerns have been filed. The residents of CPN II have been outstanding neighbors and friends with the Board and we want to thank you for your continued support.
Your ideas and concerns are welcomed throughout the year. Please e-mail your Delegate so they can bring new ideas to the Board and discuss what is important to you.
You’re invited to our 2005 meetings on January 11, March 8, May 10, July 12, , September 13, October 11, and the Annual Meeting December 6. All meetings are held at the community center except for the July meeting, which will be at the pool.
