"Top 10" myths about Hidden Pointe and CPN:
The complexities of the contractual relationship between Hidden Pointe and CPN generate a lot of questions, and have led to several misconceptions. Here are the "Top 10" most common myths.

MYTH #1
|
"Castle Pines North" means the Master Association.

Fact |
No, there are three organizations that make up CPN.
These include the Metro District, the Master Association and the Parks Authority. Hidden Pointe has contracts with all three organizations.

MYTH #2
|
Hidden Pointe homeowners pay higher Master Association dues than any other residents in CPN.

Fact |
The dues are the same for everyone in CPN and Hidden Pointe.

MYTH #3
|
The Master Association increased dues for Hidden Pointe residents, but not for other CPN residents.

Fact |
CPN residents and Hidden Pointe residents will always have the same Master Association dues.

MYTH #4
|
The Master Association plans to increase dues yearly.

Fact |
There are no plans to increase dues. Dues have only increased twice since 1984.

MYTH #5
|
Hidden Pointe has no voice in Master Association decisions. There is no such thing as an "associate member."

Hidden Pointe has a representative who can provide input into all decisions of the Master Association. "Associate Member" voting rights relate only to the annual meeting to elect the Master Association Board of Directors.

|
If we became "full voting members" of the Master Association, we would be subject to the CPN bonds and pay higher taxes.

|
Hidden Pointe pays higher water bills because of the Master Association relationship.

Hidden Pointe does pay 25 percent more for water bills but not because of the Master Association.

Water rates are defined in Hidden Pointe’s water contract is with the Metro District.

When building new homes, the Hidden Pointe developer chose to pay less to connect to the water system. In exchange, the Hidden Pointe contract with the Metro District specifies that Hidden Pointe residents would pay 25 percent more for their water.

Hidden Pointe pays to maintain CPN parks.

Hidden Pointe residents do not pay to maintain CPN parks. The "parks" portion of Master Association dues contribute funds to build future parks to the Parks Authority. The Metro District maintains parks. CPN residents pay Metro District taxes for parks maintenance, but Hidden Pointe residents do not.

Hidden Pointe’s developer paid for the majority of Coyote Ridge Park.

On a per-home basis, Hidden Pointe’s developer contributed a similar amount as other CPN developers to the total cost of community parks in CPN.

|
Hidden Pointe residents could reserve Coyote Ridge ball fields or pavilions even if the Master Association contract didn't exist.

Coyote Ridge Park is operated by the CPN Metro District, and only CPN residents are entitled to reserve the ball fields and pavilions. The Master Association contract grants Hidden Pointe residents that right.
