  Overview:

       
 

The Castle Pines North community is made up of many unique neighborhoods. They are included in the Castle Pines North Master Plan, which the county uses to guide its development approvals. These neighborhoods all belong to the CPN Master Association and the CPN Metropolitan District. Many have formed their own sub-associations for their neighborhood or groups of neighborhoods.

  Homeowner Associations :

 
 

Most CPN residents belong to two - and sometimes more - levels of Homeowners Associations. Each of these Associations operates independently, with its own management company, board, dues, and budgeting process.

 
     
 

Master Association

All residents belong to the Castle Pines North Master Association, our "community association," which covers the entire Castle Pines North community and is composed of representatives from each neighborhood. The Master Association meets on the third Thursday of each month, 7 p.m, at the CPN Community Center. The Association has no office; it has "part-time" contracts with several individuals, but relies heavily on volunteer efforts by its Board members, neighborhood representatives, committee members, and other interested CPN residents.

 
     
 

Individual HOAs

All neighborhoods except for Claremont Estates and Huntington Ridge also have a neighborhood "sub-association" which handles the traditional HOA roles such as Architectural (or Covenant) Control Committees. In some neighborhoods, the HOA manages homeowner services such as trash and neighborhood facilities such as a pool or clubhouse. Developments such as townhomes, patio homes, and gated neighborhoods also have an additional "sub-sub-association" that handles property-maintenance on behalf of homeowners, such as lawn mowing and snow removal.Daniels Gate residents will also belong to another Association, formed when multiple neighborhood HOA's joined together to build a neighborhood pool and clubhouse. These associations are funded by dues paid by its residents. The dues and services vary for each HOA. Each neighborhood HOA elects a Board; meeting schedules vary. Each HOA has "part-time" contracts with individuals or companies who manage the finances, and some contract for other management duties, but these organizations depend heavily on the volunteer efforts of board and committee members.

Other organizations of note:

 
 

Metropolitan District

A quasi-municipal corporation that provides CPN's water and sewer services, and maintains our community parks and open spaces (but not private HOA facilities). The District's funding includes fees paid by builders, our monthly water and sewer bills, and taxes that support operations and repayment of the bonds that were issued to finance our water and sewer system.

The District's Board of Directors, elected by CPN residents, meets the 3rd Monday of each month at 7:00 pm at the Community Center.

The District employs full-time staff, with offices in the CPN Community Center. provides water, sewer, and other services to the community.

 
     
 

Parks Authority

This organization is charged with building new parks, recreation and open space facilities for Castle Pines North. Once they are built, CPN's Metro District handles maintenance and operations.

The new Coyote Ridge Park is the first park built by the Authority. Another new park, for now called South Park, is in the planning stages.

The Authority's funding comes from a combination of builder/developer fees, Master Association dues, fundraiser activities, and grants. The Board is comprised of one representative each from the Metro District, the Master Association, the CPN Foundation, and Douglas County, and one additional CPN resident. The board meets each 2nd Tuesday at 9:00 am at the Community Center. The Parks Authority shares staff and offices with the Metro District.

 
     
 

Government Services

We are in an unincorporated area of Douglas County (despite the Castle Rock mailing address, we are not part of Castle Rock). We rely on Douglas County and some Special Districts for our government services.

 
     
   

Douglas County

As residents of unincorporated Douglas County, we receive most of our local government services from Douglas County. County services include planning for new developments, building permits, auto license plates, road maintenance, and the Sheriff. We elect 3 County Commissioners.

Town of Castle Rock

Despite our Castle Rock mailing address, we are not part of the Town of Castle Rock. CPN residents can use the Castle Rock Recreation Center by paying non-resident fees.
