The original planning philosophy of The Retreat in 1985 was to fit gently and harmoniously into the natural environment. Exterior materials and colors were chosen to harmonize with nature. Today our Guidelines still are intended to maintain a community image that complements rather than competes with the surrounding and natural landscape. Native shrubs, wildflowers, Ponderosa pines, and the natural open space feel of the scrub oak thickets all contribute to the unique look of The Retreat.
The Design Review Committee, also known as the Architectural Control Committee (ACC), is entrusted with the responsibility for implementing and enforcing these provisions. When to Submit a Written Request
A written request to the ACC is required whenever you plan to make any change to the exterior appearance of your home or yard. Projects requiring approval are those which are visible to the public street, neighbor, or common area and include, but are not limited to:
- Staining, re-staining, painting, or repainting.
- Remodeling, extending, adding, or in any way changing the exterior appearance of your home or yard.
- Landscaping, including changes to trees, shrubs, lawn, ground cover, walks, driveways, fence or decks/terraces.
How to Submit a Request for Approval
Written requests must be submitted to the management company for distribution to the Architectural Control Committee. You must complete and submit a request letter or the ARCHITECTURAL REQUEST FORM. Contact the Retreat Manager if you are unable to download the form from this web site. You will be notified in writing of the ACC’s decision within 30 days of receipt of the request by the ACC.
Please give detailed information on the changes you wish to make. Include color samples, material descriptions, and dimensions of any materials you will be using. A sketch or drawings are helpful and may be required by the ACC Committee and the Board of Directors before approving your request. Detail the names of plants, grasses, trees, and ground cover materials on landscape plans. This will assist the ACC in responding to your submission in a timely manner.
