Local Residents Take Aim at Commercial Development

As development plans continue for the remaining commercially zoned areas in Castle Pines North, local residents are organizing efforts to find alternatives.

The land located on the northwest corner of Castle Pines Parkway and Monarch Blvd., next to Timber Trail Elementary, is known as “CC-20.” The property owners, Village Homes and Pinark, LLC, are currently planning to subdivide the 15.7-acre parcel into seven commercial lots and sell it to commercial developers.

CC-20 has been zoned for commercial development since the master plan for CPN was created, and only the land owner can request County approval for development or re-zoning.

A group of CPN residents has launched a community-wide campaign, Concerned Citizens for Redirecting Proposed Commercial Development. Alicia McCommons, Rick Dobbs, Tammy Gause, Jonette Brown Eyes and Rex Agler, are organizing the team’s efforts.

“Our goal is to stop commercial development in the heart of Castle Pines North,” said Alicia McCommons, committee team leader. The group is concerned that development projects on this land would decrease property values, increase traffic concerns, and create safety issues and environmental concerns.

The Concerned Citizens committee is researching a variety of options, including asking the CPN Metro District to purchase the land. In March, committee volunteers began going door-to-door distributing brochures and surveying residents to determine the extent of citizen interest in these ideas.

The committee plans to share all research data collected with the Castle Pines North Metro District, the Castle Pines North Master Association, and with Douglas County and Village Homes.

In addition, another group of CPN residents are searching for other developers who would be interested in development options that would fit more closely with community desires. To reach this group, please e-mail commercial@cpnhoa.org.

While these citizen efforts are ongoing, the land owners are continuing to pursue their application for County approval of their development plans.

Residents are encouraged to attend the Douglas County public hearing for CC-20, tentatively scheduled for April 25, at 7 p.m., at the Commissioner’s Hearing Room located at 100 Third St., Castle Rock. (Schedule changes for the hearing will be posted at: www.cpnhoa.org.)
