Village Homes Alters Plans for CC-20 Parcel


 
Village Homes and Pinark, LLC, the owners of the 15.7 acres of land on the northwest corner of Castle Pines Parkway and Monarch Boulevard known as CC-20, are changing development plans for this parcel.

According to Karen Holbert, Public Processing Manager for Village Homes, the original plan of sub-dividing the commercially-zoned parcel into seven lots has been "altered." Village Homes is currently preparing new plans for the parcel.

As of press time, Village Homes remained in discussions with the County regarding the new plans. "We still have a few items we need to iron out with Douglas County," said Holbert.

Many residents had previously reacted strongly to the original plan for commercial development that Village Homes presented earlier this year. Dozens of residents sent letters to Village Homes to express concerns regarding commercial development of this property.

Reactions by the community resulted in the "Committee of Concerned Citizens for Redirecting Proposed Commercial Development," a group of local volunteers. This group has worked with the Castle Pines North Master Association and the Metro District to examine the possibility of purchasing CC-20 to prevent commercial development and to preserve the land as open space. The group has also surveyed more than 1,500 residents throughout the community.

In June, Castle Pines North Metro District Manager James McGrady sent a letter to Village Homes to explore purchasing the parcel. "Our goal was to communicate to Village Homes to let them know that our residents wanted to look at the option of obtaining this land to preserve it as open space," said McGrady.

In August, the Castle Pines North Metro District received a letter from John Osborn, CEO of Village Homes. In the letter, Osborn writes, "the owner of the Parcel CC-20 is not at this time interested in such a sale to the District."

"Right now, Village Homes does not wish to sell this land to the Metro District," said McGrady. "However, in the future, if Village Homes reconsiders their position, we will re-open discussions."

The Castle Pines North Master Association will continue to work with Village Homes to find a solution that is compatible with the community. Any future CC-20 meetings or updates will be announced via CPN community e-mail or posted at www.cpnhoa.org.
