Master Association Board Adopts Resolution -
Lagae Ranch Development Moving Forward

The Master Association Board of Directors has offically adopted a resolution to publicly support the development of Lagae Ranch in Castle Pines North (CPN).

The 240-acre parcel, located behind King Soopers and adjacent to HOA1, is owned by Chris Fellows and Darwin Horan, principles of HF Holdings, LLC.

Fellows presented an updated development plan for Lagae Ranch to the Master Association Board of Directors in late April. During the presentation he asked for a formal “endorsement” of the proposed plan by the Board. The Board unamiously voted to adopt the resolution.

Since August, 2006, Fellows has hosted various public meetings throughout the community in an effort to ensure development of the parcel fits with the shared vision for the completion of CPN.

Fellows has also worked closely with residents and board members from HOA1, which owns a 10-acre portion of open space adjacent to Lagae Ranch, and has reached an agreement. Support from the CPN Metro District has also be received and Lagae Ranch will receive water, sewer and storm drain services from the District.

Plans for “Lagae Ranch at Castle Pines North” -

According to Fellows, “Lagae Ranch at Castle Pines North” will be home to approximately 360 single family homes. Multi-family units will be developed adjacent to King Soopers. The development could also provide approximately 52 acres for a park and several ball fields.

Another key element of the development is providing a home for American Academy, a Douglas County Charter School founded by CPN families. “Part of the project is to find a home for American Academy,” said Fellows. “We want to preserve and ensure the future for this school and they need to be under construction this fall.” Fellows is donating approximately four acres to the school.

The development will also include civic amenities and HF Holdings is also in preliminary discussions with several churches. There is also land on the parcel that could be used for a possible recreation center.

When will the development process begin?

Approval for the project could come from Douglas County, or possibly from the City of Castle Pines North. Fellows is pursuing both avenues until the CPN community votes on incorporation.

“We don’t know if a new city will be formed or not,” Fellows said. “It could be that the new City of Castle Pines North reviews our land use. In the hopes that CPN successfully incorporates, we will be part of the new city and ready to go.”
