Lagae Ranch at Castle Pines North Prepares for Zoning

After 26 community meetings and an endorsement from the Castle Pines North (CPN) Master Association Board of Directors, The Fellows Companies is preparing documents to apply for the re-zoning necessary to develop “Lagae Ranch at Castle Pines North.”

“The land needs to be re-zoned for development,” said Chris Fellows. “If the vote on incorporation in CPN happens quickly and is successful, then CPN, not the County, would be the governing body making the decisions on that zoning.”

The proposed development of approximately 360 single-family homes and some multi-family units, would mean a much-needed revenue stream for CPN’s Metro District, currently in search of future water supplies. The proposed plans for the agreement represent the input and work of Fellows, HOA1 (the HOA adjacent to the proposed development), the CPN Master Association, the CPN Metro District, and Douglas County.

“We’re please to hear from the Incorporation Committee that CPN will soon have the right to vote on self-determination, and that they’ll have a say in the future of the community,” said Fellows.

In addition to homes, apartments, two schools and several ball fields, the plan includes a portion of land designated as “civic use” land.
At this time, the civic use portion of the land does not call for any commercial development,” said Fellows. “Tentative plans for the site include a community center, town hall and possibly a church.”

On July 12, Fellows presented the proposed development plans of Lagae Ranch to the Castle Pines Parks Authority Board and explained the need for future parks and ball fields in CPN.

The revenue sharing agreement between CPN and Castle Pines Village, recently filed with the Douglas County District Court, does not include possible revenues collected from future commercial development in Lagae Ranch.

“The plans we’ve presented to all the interested parties will remain the same whether CPN incorporates or not. If incorporation happens and CPN wants to explore commercial possibilities, then we’ll sit down and discuss it at that time,” said Fellows. “At this time we have had no discussions with any retailers about the property.”

With or without the incorporation of CPN, Lagae Ranch at Castle Pines North will be part of this community.
