Village Square has announced some additions to the tenant list. They have new commitments from
an Ice Cream Shop opening in March.

Here are the announcements regarding opening dates for the service businesses' opening dates:

Celtic Crossing Irish Pub & Restaurant - OPEN NOW
Dry Cleaners - target date 11/20
Liquor Store - target date 11/20
Hair Salon - 12/8
Tanning Salon - target date 12/8
LaDolce Vita Italian Restaurant - target date mid-December
Furniture store - target date mid-December
Insurance Office (American Family) - target date January 2001.

Bank West has announced that they will open in their new building on November 27. The spaces include an Insurance Office (Farmers), a realtor (Don Bodeda) and a chiropractor (John Stevens) all targeted to open in early December.

Both of these centers have a few spaces left to lease. If you are interested in space, contact:

10-12 Update to use of land northwest of Castle Pines Parkway and Monarch  
   

There have been, as of 10-12, no development proposals for this land.

The new Commercial Development Action Committee (which has been working proactively with the County's Planning staff and with local developers and residents) wrote a Position Statement that was distributed to the County Planning Director and to each of the commercial property owners.

This letter strongly stated that the community wanted to see any grocery stores located as closely to I-25 as possible and that we would oppose any intense retail uses for this commercially-zoned parcel.

We proposed several alternate uses, including:

  • use of the land as a park or open space
  • rezoning the area to residential
  • comercial development that would be more compatible with the community (such as a telecommunications central office, a senior care facility or community, childcare facilities, a library, church or community recreation center or small scale low-rise professional and medical offices).

It's time to put our comments together on both the Safeway and King Soopers proposals. We just got our official "referral" request for the Safeway and the King Soopers referral could be coming soon.

The land in question is zoned commercial so there is no option to comment about whether we think is is a good idea to have commercial development in this location, but we can submit comments/requests related to items such as lighting, buffering, traffic management et.

Will we end up with one or two grocery stores? No one knows at this point. Many people say that the first one to break ground will go in and the other store will opt out. But other people think that two stores could succeed here and that both of them will proceed. It is a private market decision that the stores will make.

Safeway has signed a contract with the developer of the Village Square commercial center to put a store southeast of the Total station.

The Safeway developer has already shared the site plans and building sketches with the CPN Commercial Development Committee.

King Soopers has signed a contract with the owners of the commercially-zoned portion of the Legae Ranch to put a store just south and west of the Village Square, east of the power lines. The King Soopers store would have its entrance facing north, with truck loading docks on the southeast side of the store (facing toward I-25. The plan that has been filed does not include any development of the land between the power lines and the homes on the eastern border of CPN.

These commercial areas are NOT located within the boundaries of the Castle Pines North Planned Development, so we have no Design Review Authority over these developments. We will get opportunities to review the plans and submit comments to the County.
