It's
time to put our comments together on both the Safeway and King Soopers
proposals. We just got our official "referral" request
for the Safeway and the King Soopers referral could be coming soon.
The
land in question is zoned commercial so there is no option to comment
about whether we think is is a good idea to have commercial development
in this location, but we can submit comments/requests related to
items such as lighting, buffering, traffic management et.
Will
we end up with one or two grocery stores? No one knows at this point.
Many people say that the first one to break ground will go in and
the other store will opt out. But other people think that two stores
could succeed here and that both of them will proceed. It is a private
market decision that the stores will make.
Safeway
has signed a contract with the developer of the Village Square commercial
center to put a store southeast of the Total station.
The
Safeway developer has already shared the site plans and building
sketches with the CPN Commercial
Development Committee.
King
Soopers has signed a contract with the owners of the commercially-zoned
portion of the Legae Ranch to put a store just south and west
of the Village Square, east of the power lines. The King Soopers
store would have its entrance facing north, with truck loading docks
on the southeast side of the store (facing toward I-25. The plan
that has been filed does not include any development of the land
between the power lines and the homes on the eastern border of CPN.
These
commercial areas are NOT located within the boundaries of the Castle
Pines North Planned Development, so we have no Design Review Authority
over these developments. We will get opportunities to review the
plans and submit comments to the County.
