CPN Master Association Builds Community

 

The CPN Master Association is a community-wide HOA that unifies and represents all the individual neighborhoods within the community, while enhancing the overall quality of life for its residents.

The Master Association communicates important information to the community via newsletter ("The Connection"), web site (www.cpnhoa.org), and e-mail alerts. This area saw major improvements last year, and will continue to be a focus in 2006.

Homeowners may now access a web-based directory of contacts for community services, specific to their own neighborhood.
Neighborhood HOAs are increasing usage of the CPN Master Association’s web site, e-mail alerts, and newsletter to reach their respective residents.
The newsletter has been expanded to cover more news for the community and each neighborhood.
The popular "Welcome Coffees" for new residents will continue this year.
2006 will bring other initiatives for communications with new and existing homeowners. 
These communications services proved to be instrumental in helping CPN’s HOA’s meet requirements of a new state law governing HOAs (see article on page 13).

Residents in the CPN Community enjoy Master Association-sponsored events throughout the year. These events include: the Summer Movie and Concert in the Park; the Easter egg hunt; the annual Garage Sale; a booth at Octoberfest; and Holiday Carriage Rides. These events are funded by a small portion of Master Association dues, yet bring a big return in building a sense of community that crosses the boundaries of the individual neighborhoods.

The Master Association also provides funds for community improvements. In 2005, the Association contributed $60,000 toward the Metro District’s roadside landscaping improvement project. In addition, the Master Association continues to add to the community’s capital fund for building new parks.

While the Master Association contributes funds to building new community amenities, the Master does not own or maintain any property. New parks are built by the Parks Authority, existing parks are managed by the Metro District, and neighborhood pools and playgrounds are maintained by their respective HOAs.

The CPN Master Association spearheads the efforts of community volunteers who work on issues of impotance to the whole community.  In 2005, the Association’s Safety Committee was successful in working with various county agencies to accomplish several improvements in traffic safety and crime prevention efforts.

Master Association services are funded by annual dues of $216, which are paid separately from neighborhood HOA dues. These dues are collected in mid-February and will remain the same for 2006. Dues are allocated in two categories – Future Parks Construction, 70 percent, and Master Association Operations, 30 percent.
