Dues
notices are mailed in late April.
This year reflects the first increase in dues from the $82
rate set in 1984 to the current $100 per year.
As
noted on the Dues Notice, homeowners may pay the amount in
full or by half installments (half now, half later in the
year).

What
are the dues used for?
Your annual dues help support the sponsorship of community-wide
social events such as: |

the Easter Egg Hunt, the Community Garage Sale, a summer event,
a fall event and/or a holiday event

Communications
such as this web site, our e-mail alerts,
our community-wide newsletter,
and special mailings for important events and announcements. |

Advocacy
for the CPN community and for residents' concerns on issues
of interest to the whole community. The Master Association receives
the official County notification for new development proposals
submitted for County approval. |

Community
improvements e.g. paint and carpent for the Community
Center, playground equipment and trees in the common areas. |

Oversight
of the Master Declarations containing the guidelines for design
and covenants for CPN.
Douglas
County has final authority over decisions related to new development.

Who
maintains the existing common grounds and facilities?
The Master Association does not maintain any grounds or facilities.
Several community grounds/facilities are maintained by the CPN
Metropolitan District while other facilities are maintained
by the local Neighborhood HOA of the area they are located in
Starting
with the Parks Authority, the Master
Association will be providing a large portion of the funds for new
parks, trails and open space facilities.
How
do the Neighborhood HOAs fit into all this?
Many
CPN neighborhoods also have a "Sub-Association" (a Neighborhood
Homeowners Association or HOA). The Neighborhood HOAs are funded
by dues paid by its residents.
The
services and dues vary for each HOA but typically cover neighborhood-level
social activities, maintenance of common facilities, snow removal,
trash removal and oversight of covenants and architectural design.

of our community.
The
Neighborhood HOAs section identifies who belongs to what homeowners
group and how to reach a key contact.
Election
Process - How
are the Board of Directors elected ?
There is a defined process for election to the Master Association
Board of Directors.
Architectural
Design Review
The
Master Association is responsible for the Design Review process
of Custom Homes.
It
also submits comments regarding the design of new homes built by
the major developers in our community. Douglas County is the final
authority for these homes.
