The Castle Pine North (CPN) community consists of more than 30 individual neighborhoods, each with its own homeowner’s association (HOA), volunteer board of directors, management company, and rules and regulations. Several of the larger HOAs have sub associations, making it possible for residents to belong to, and pay dues to, more than one neighborhood HOA.

Huntington Ridge and Claremont Estates are two unique neighborhoods within the CPN community in that they do not have individual HOAs with a board of directors, nor do they contract with an outside management company for day-to-day operations. As two of the first neighborhoods to be built in CPN, the developers at the time took responsibility for these functions.

CPN is a covenant-controlled community, and these neighborhoods still fall under the Master Declaration of Covenants, Conditions, Restrictions, and Easements of the CPN Master Association. With no outside management company to patrol these neighborhoods and to enforce these guidelines, many violations have gone undetected and uncorrected for some time.

In March, the CPN Master Association met with homeowners from both communities to try to address some of these violations and to educate residents about the Master Association’s role in facilitating the correction process. Some of the noted violations included parking trailers, boats and campers outside of enclosed garages, trash receptacles in plain view and not placing trash into receptacles, lack of yard and landscape maintenance, and exterior painting on homes.

Residents in both neighborhoods will be receiving a letter outlining the procedures for reporting violations as well as a copy of the Declaration of Covenants Conditions and Restrictions. Homeowners can also view this document, as well as the CPN Design Guidelines, on the Master Association website at www.cpnhoa.org/master by clicking on “Covenants & Governance” under the Individual HOA section of the website.
