Covad would like us to know they are offering DSL services in CPN. They are at www.covad.com.

MHO Networks emailed us and would like us to also know they serve our area too with wireless access.

Qwest has begun to serve parts of CPN with its regular DSL service (August)… some areas of HOA1 are able to get the service. If you're interested, contact Qwest and have them test your phone line to see if they can provide you with DSL service at www.qwest.com/dsl. We have not yet been able to learn their long-range plans for serving the rest of the community.

     
8-10 CPV to offer 10 acres of shops
   


The Urban Group, LLC and Castle Hawk Development & Design will build the Village at Castle Pines - a 10-acre retail development at the intersection of Happy Canyon Road and South Santa Fe Drive in Castle Pines Village. The center is schedule to open in fall 2002.

The community (Castle Pines Village) has 1,000 homes and about 2,200 people but is expected to expand to 2,800 residences in the next five years. Homes in the gated community range in price from about $600,000 to $1.2 million.

8-21 Fundraising begins on animal shelter
   


Ground breaking began Wednesday, August 22nd on Douglas County's first area animal shelter.

In conjunction with the Dumb Friends League, the facility is slated to open mid-2002.

With active participants forming a Fundraising Campaign, CPN an unlimited opportunity to make a difference to our furry friends and neighbors.

Overview of development and open space map - The CPN Master Association has a map showing this whole area (too big for this web site) but is available to anyone wishing to review it at all Master Association meetings (third Thursday of each month at 7:00 pm at the CPN Community Center).

     
7-20 High-speed Internet access
   


CPN residents should soon have new options for high-speed internet access that does not require use of a phone line.

In addition to the current options (ISDN, ISDL, and satellite), AirBlaster is in the process installing a wireless system, and another company (MHO.NET) may also install a wireless system to serve the area.

AirBlaster This Spring, AirBlaster had announced that they would install a high-speed internet access sytem in CPN. They now say they will be ready to begin offering service in the next month or so. We will send out an announcement when the service becomes available. Visit AirBlaster's web site www.airblaster.com/wireless.asp for details about the service. AirBlaster will have an antenna at the Metro District building, and individuals with the service would have a small receiver (similar in size to a smoke detector) installed on the outside of their home. This device could be painted the color of the home. FCC rules prohibit HOA regulation of communication devices. AirBlaster has signed the contract with the Metro District to allow installation of the antenna, and a T1 line has been installed. AirBlaster has ordered equipment. Once the equipment has been installed, they will announce the service start date.

MHO We have also been contacted by MHO.NET. This company has a wireless internet system in Castle Rock, and is currently in the process of installing equipment to expand that system to Castle Pines Village. They are exploring expanding it further to include Castle Pines North, however no decisions have been made about CPN. DEVELOPMENT NEWS - HOSPITAL

A new hospital will be built by HealthOne southwest of I-25 and Lincoln Avenue. The grading that you see in this area today is related to this hospital. The official Groundbreaking ceremony is scheduled for late July 2001, and the facility is expected to open in 2003.

DEVELOPMENT NEWS - LONE TREE North of CPN ...

The landscape of the area along both sides of I-25, from Lincoln Avenue south to the power lines, will change over the next 50 years, as the area recently annexed by Lone Tree starts to develop. The first activity will be the new HealthOne hospital, scheduled to open in 2003. Plans have also been announced for a private recreation center.

The master plan for this area projects development to occur over an extended 40 to 50 year time period, to include an "urban center" clustered around a light rail station, that would include offices and "walk to work" type residences, plus other residential development. A total of 10,000 residential units are planned (by comparison, CPN will eventually have about 3,000 homes). What will happen between Lone Tree and CPN, in the area along I-25, from south of the power lines to the CP-Parkway exit? The west side of I-25 is already developed (Surrey Ridge and adjacent neighborhoods).

East of I-25, there will someday be an Frontage Road from the CP Parkway exit, north to the new Lone Tree area. Immediately east of the CP Parkway exit, there will be a small park-and-ride lot for carpoolers, then the rest of the area immediately east of us is designated for open space and golf courses as part of The Canyons development. Just east of the Surrey Ridge exit, there is a small section of designated open space called the Glendale Farm. Other land on the east side of I-25, from the power lines south to The Canyons, is still zoned agricultural and there have been no development proposals presented.

       
7-21 Apartments Are Coming
   


A 357-unit apartment complex will be built south of the Safeway. This complex is described as "upscale," similar to Palomino Park in Highlands Ranch. The complex was approved by the county a couple of years ago, and has contributed over $250,000 to our Parks Authority. The construction date has not been set. The complex has a new owner, Trammel Crow, who is now working with the county on some revisions to the plan -- they are not changing the number of units, but they are revising some architectural details and the plan for pool and clubhouse.

       
8-23 Grocery Stores
   


Safeway is gaining momentum to be the first of two grocery stores opening on the Parkway. No official "opening date" yet but it is expected to be this year.

King Soopers received their approval from the County Commissioners on August 8. The King Soopers has some final things to arrange before the county issues the building permit, but they hope to begin construction in a month. Opening date will probably be spring 2002.

The conditions of the County's approval for both grocery stores contain some good news for CPN - the Safeway will pay a fee to our Parks Authority, and the King Soopers will be required to dedicate 4 acres of land north of the Parkway for inclusion in a new park that is being planned near the Community Center, and to grade that land.

       
7-1 More Gas Stations
   


There's more gas-station competition coming (but don't place any bets on a major gas-price war developing).

Both of the grocery stores have plans to install gas pumps as part of their "club card" programs.

And here comes another one. BP Amoco has plans in the works to build a station and car wash on the site of the old temporary bank building (north of the Parkway, east of the fire station).

We are working together with Charter Oaks and Beverly Hills neighborhoods to request changes to several aspects of that proposed plan, including buffering from adjacent homes, noise, lighting, design, and traffic flow. The County and the developer are now working on plan revisions and we'll have another chance to comment.

       
6-29 CPNHOA "Bulldozer" Sightings spread faster than spotting a UFO
   


What's up with all the bulldozers? We're getting lots of inquiries about all the bulldozer activity in areas where we hadn't heard anything about plans to build ? does this mean there's something new we haven't heard about yet? No, it's related to water and sewer lines.

Specifically: South of Castle Pines Parkway, between Royal Hill and the commercial area near Village Square - this is related to installation of water and sewer lines to serve the commercial area. There have been NO plans submitted for any buildings on the land south of the Parkway between Royal Hill and the power lines.

Monarch and Castle Pines Parkway - the recent digging was related to installation of water lines to take water from the new well (further north on Monarch) to the water treatment plant (southwest of Monarch and Oxford, west of Buffalo Ridge school.) There are NO current proposals for any development on this land.

Road to the water treatment plant (southwest of Monarch and Oxford, west of Buffalo Ridge school.) This is also related to installing the water lines from the new well to the treatment plant. Contrary to some rumors that have been heard, this activity is NOT going to become a road to Castle Pines Village. The road is and will remain a service road for our Metro District to access the treatment plant, and it will end at the treatment plant. The road will end up getting paved, and there is a trail planned in this area as part of the overall CPN trail plan.

       
6-30 Update to use of land northwest of Castle Pines Parkway and Monarch
   


No development proposals for this land have come in yet.

The new Commercial Development Action Committee (which has been working proactively with the County's Planning staff and with local developers and residents) wrote a Position Statement that was distributed to the County Planning Director and to each of the commercial property owners.

This letter strongly stated that the community wanted to see any grocery stores located as closely to I-25 as possible and that we would oppose any intense retail uses for this commercially-zoned parcel.

We proposed several alternate uses, including:

  • use of the land as a park or open space
  • rezoning the area to residential
  • comercial development that would be more compatible with the community (such as a telecommunications central office, a senior care facility or community, childcare facilities, a library, church or community recreation center or small scale low-rise professional and medical offices).
       
1-01 Grocery Stores
   


It's time to put our comments together on both the Safeway and King Soopers proposals. We just got our official "referral" request for the Safeway and the King Soopers referral could be coming soon.

The land in question is zoned commercial so there is no option to comment about whether we think is is a good idea to have commercial development in this location, but we can submit comments/requests related to items such as lighting, buffering, traffic management etc.

Will we end up with one or two grocery stores? No one knows at this point. Many people say that the first one to break ground will go in and the other store will opt out. But other people think that two stores could succeed here and that both of them will proceed. It is a private market decision that the stores will make.

Safeway has signed a contract with the developer of the Village Square commercial center to put a store southeast of the Total station.

The Safeway developer has already shared the site plans and building sketches with the CPN Commercial Development Committee.

King Soopers has signed a contract with the owners of the commercially-zoned portion of the Legae Ranch to put a store just south and west of the Village Square, east of the power lines. The King Soopers store would have its entrance facing north, with truck loading docks on the southeast side of the store (facing toward I-25. The plan that has been filed does not include any development of the land between the power lines and the homes on the eastern border of CPN.

These commercial areas are NOT located within the boundaries of the Castle Pines North Planned Development, so we have no Design Review Authority over these developments. We will get opportunities to review the plans and submit comments to the County.

Village Square has announced some additions to the tenant list. They have new commitments from

an Ice Cream Shop opening in March.

Here are the announcements regarding opening dates for the service businesses' opening dates:

Liquor Store - target date 11/20
Hair Salon - 12/8
Tanning Salon - target date 12/8
LaDolce Vita Italian Restaurant - target date mid-December 2000
Furniture store - target date mid-December 2000
Insurance Office (American Family) - target date January 2001.

Bank West has announced that they will open in their new building on November 27. The spaces include an Insurance Office (Farmers), a realtor (Don Bodeda) and a chiropractor (John Stevens) all targeted to open in early December.

Once the Bank moves, its current site will be a new Amoco service station.
