In addition to the community-wide Master Association, most CPN neighborhoods
also have a Sub-Association or Neighborhood Homeowners Association
(HOA).
These HOAs handle the roles of a typical homeowners association
and are funded by dues paid by its residents.
The
services and dues vary for each HOA but generally cover neighborhood-level
social activities, maintenance of common facilities (some HOAs have
pools and/or clubhouses), snow removal, trash removal and oversight
of covenants and architectural design.
Covenants
There is a set of Covenants which govern the entire Castle Pines
North community outlined in the Master Declaration.
Covenants
are enforced by the Neighborhood HOAs, most of which have adapted
some additional covenants that apply specifically to their neighborhood.
The
Master Association is responsible for covenants in non-HOA neighborhoods
and may become involved in resolving disputes regarding Neighborhood
HOA actions.
