This community has been around for awhile — it has seen it's share of ups and downs. It has also quintupled itself since the early days.

Since growth (and all its attendent concerns — jobs, traffic, schools, noise, congestion, crime, sprawl, convenience, development, values, open space) is a hot issue in Colorado - does it translate to our community in Castle Pines North?

CPN wants to know: Are we growing too fast? What do you say...

  2-13-02 "It doesn't matter what the people think. Money will do what it wants. We first have to get rid of our current County Commissioners. There is where the corruption is the worst. Mike Mansfield got campaign contributions from out of state developers. Guess which way he always votes? Somebody please start prop 24 again."

   
         
  10-13-01 "I understand that the Master Association negotiated with King Soopers to give us 4.3 acres of land. That's great! Thank You Masters Association for preserving our precious open space! Now the CPN homeowners can finally control what is being being built in our own community. From the looks of the responses of this survey it is just about unanimous that we all agree that we are sick and tired of all the unnecessary commercial buildings going up. Now we can put up trees or natural grasses in the area East of Yorkshire and North of CP Parkway.... uhh, what's that??!! They're putting up a commercial Rec Center?? You've got to be kidding me! Isn't anyone listening??!! WE DO NOT WANT ANYMORE COMMERCIAL STRUCTURES IN OUR COMMUNITY!"    
         
  10-1 "I no longer refer to us as Castle Pines North but rather Highlands Ranch South. All Association's but particularly the Master Association should be ashamed of themselves to driven our our beautiful community into the ground."    
         
  8-30 "The reasons we moved here are quickly disappearing and we're fast becoming another Highlands Ranch, too many houses, too many people, too much traffic, etc."    
         
  8-30 "Just keep this in mind: restricting growth restricts potential business."

"We have lived here since 1986. It is a great place to live and raise children. We love our home, neighborhood, friends, school etc. The grocery store (one) will be great for obvious reasons.

But, since the recent growth, (the past 3 years) we feel the area is becoming more like Highlands Ranch and less like the area we chose to move to. If we could make the decision again as to where to move to, I doubt we would choose this area.

However, all of the Denver area has changed in character... More pressure should be put on the builders, the planning and zoning and the commissioners to make the lots larger. The density is too much. (I know the standard response is the bond issue.) The pressure cannot come from a few hysterical homeowners, but it must be a strong voice like the Master Assoc.

What happened in Forest Park is a sin, especially the lots owned by Ashcroft. The greed of the builders and developers will eventually backfire - water issues, crime issues, lack of a sense of community for everyone will all add up and create problems so that the special quality of CPN will be lost forever.

It really is a shame, because it could have been an area where less might be best & not an extension of the sea of rooftops of Highlands Ranch.

Also, not to be thoroughly negative...there was a recent bit of crime in HOA1. I think everyone in the area should know what happened (accurately from the police) so people can be more cautious and alert. We are not immune to crime and as the area grows more incidents will occur. That's my opinion!!"

   
         
  8-29 "Having the Montesorri school on the primary road into our area was shortsighted and dangerous. We need another route off of I-25 that will allow an alternate choice of travel in and out of our neighborhoods. Behind the grocery stores perhaps?"    
         
  8-27 "Two years ago we could sit on our back deck and enjoy a quiet evening. Now we hear the speeding traffic on Castle Pines Parkway."    
         
  8-25 "Actually, I'm concerned about the way areas are being developed rather than the fact that they are being developed."    
         
  8-25 "Its just a matter of time until someone gets run over. Speeds on the Parkway and Monarch Blvd are out of control, and what's sad is that its primarily people in the community, not people passing through that are the primary offenders."    
         
  8-24 "I love this area. CPN is great. We are not like Highlands Ranch!!! We need a grocery store and I think 2 would be even better. Someone mentioned to me about now there will be vagrants in our neighborhoods -- how many vagrants do you see hanging around a grocery store?? I am excited about our growth - but I do think we need some planning so it doesn't look like Highlands Ranch."    
         
  8-21 "One grocery store is ample. Could this community sustain two? If not, which will die and leave behind its unsightly carcass?"    
         
  8-16 "I am concerned about the two grocery store coming and all of the other retailers they will bring. My main concern is that all three of the retail centers-Village commons, Safeway and King Soopers will not be blended to look like one unified and planned "Village Center" but will look all chopped up and hap-hazard. Is there any "master plan" for that retail area so that it does have a unique town feeling or does each builder get to do whatever they want? I consider CPN as a unique area that is not another Highlands Ranch or Parker-type neighborhood. Most of us moved here to get away from that and liked the unique feel of the area. My fear is that we will end up looking like every other development."    
         
  8-16 "I believe we are growing too fast w/o proper planning -- roads, traffic, etc. Of course I believe that once our house was built, all other construction should stop. Obviously not practical, but the traffic problem is just that -- a real problem. Monarch helps. I truly believe the signs should be removed from Daniels Park Road that points to Castle Pines Parkway as the way to I-25. The Parkway has become a speedway. Yes we are growing and will continue to grow, but some planning would help."    
         
  8-8 "The opening of Monarch, while a great convenience has brought a lot of traffic and a lot of speeding vehicles — on both Monarch and CP Parkway. I even saw a rollover on the Parkway. Something needs to be done to control the traffic."    
         
  8-5 "When we moved here we were assured this community would grow with open ridge lines (that lasted for a year or two before those became "premium" lots - goodbye mister sunset, replacing you with rooftops); a master design review (seen all the 'pretty houses' sitting all in a row?); water for the community's needs (wouldn't an honest assessment of that be nice) — when I was naive enough to think that developer codes/covenants/county regs couldn't be 'traded' like a commodity or simply set aside. So am I dismayed. Yes."

  8-16 "Having the grocery stores come is wonderful. I have waited a long time."      
           
  8-4 "I want it all to disappear, grocery stores included - give me a cow to look at anyday. Life apparently held no meaning without another strip mall or two. What's bucolic pleasure compared to these 'conveniences'. This place won't be happy until it wakes up and finds itself Aurora South."
