The neighborhoods of Castle Pines North

 

  Overview:    
  The Castle Pines North community is made up of many unique neighborhoods. They are included in the Castle Pines North Master Plan, which the county uses to guide its development approvals. These neighborhoods all belong to the CPN Master Association and the CPN Metropolitan District. Many have formed their own sub-associations for their neighborhood or groups of neighborhoods.    
       
  Homeowner Associations :    
  Most CPN residents belong to two - and sometimes more - levels of Homeowners Associations. Each of these Associations operates independently, with its own management company, board, dues, and budgeting process.    
       
 

Master Association
All residents belong to the Castle Pines North Master Association, our "community association," which covers the entire Castle Pines North community and is composed of representatives from each neighborhood. The Master Association meets on the third Thursday of each month, 7 p.m, at the CPN Community Center. The Association has no office; it has "part-time" contracts with several individuals, but relies heavily on volunteer efforts by its Board members, neighborhood representatives, committee members, and other interested CPN residents.

Individual HOAs
All neighborhoods except for Claremont Estates and Huntington Ridge also have a neighborhood "sub-association" which handles the traditional HOA roles such as Architectural (or Covenant) Control Committees. In some neighborhoods, the HOA manages homeowner services such as trash and neighborhood facilities such as a pool or clubhouse. Developments such as townhomes, patio homes, and gated neighborhoods also have an additional "sub-sub-association" that handles property-maintenance on behalf of homeowners, such as lawn mowing and snow removal.Daniels Gate residents will also belong to another Association, formed when multiple neighborhood HOA's joined together to build a neighborhood pool and clubhouse. These associations are funded by dues paid by its residents. The dues and services vary for each HOA. Each neighborhood HOA elects a Board; meeting schedules vary. Each HOA has "part-time" contracts with individuals or companies who manage the finances, and some contract for other management duties, but these organizations depend heavily on the volunteer efforts of board and committee members.
