General The following is a list, in alphabetical order, of a wide variety of improvements with pertinent design guideline information. In some cases, where specifically stated, a type of improvement is prohibited. Unless specifically stated otherwise, written approval of the ARC (Architectural Review Committee) must be obtained before the improvement work is started. ARC approval is required for any improvement not listed below. These guidelines are supplemental to, and do not in any way alter the provisions and requirements contained in, other official documents, such as Douglas County ordinances, building codes, recorded plats or the Declarations.
To facilitate your request, drawings (on a copy of your survey is ideal for most projects) should include dimensions, the materials to be used and the color of the materials. For landscaping plans show the size and location of grass, planting beds, rocks, hardscapes etc., along with location & types of proposed plants and trees.
1. Accessory Buildings Not allowed. All storage sheds require the ARC approval and must be a part of the house and finished in the same material and colors as the house. Attached buildings should not be seen from the front of the house.
2. Additions and Expansions All additions and/or expansions to homes require submission of detailed plans and specifications to the ARC. Plans must be approved by the ARC before being submitted to the Douglas County Building Department for a building permit. Any changes in plans by the building department must be reviewed and approved by the ARC.

4. Air Conditioning Equipment Only central air conditioning is allowed. Air conditioning equipment must be installed in the rear or on the side of the house only, and installed in such a way that any noise to adjacent properties is minimized. Where possible screening of air condition equipment is encouraged, this also lowers operating costs. Installation of air conditioning equipment on the roof, in a window or through a wall is not allowed.
5. Antennae No exterior radio antennae, television antennae, or any other antennae may be erected or maintained. Satellite television dishes under 39 inches in diameter are allowed and do not need to be approved by the ARC.
6. Awnings See Overhangs and Awnings.
7. Balconies See Decks and Patios.
8. Basketball Equipment --Equipment shall be kept within the homeowner’s property lines and consideration must be given at all times to adjacent properties to not create any disturbance or obstruction. Equipment must be kept in good physical condition and appearance and maintained in an acceptable manner --broken or damaged equipment must be replaced, repaired or removed.
