17. Driveways Details must be shown on a site plan to be submitted. Only concrete driveways in natural gray colors or other colors approved by the ARC will be allowed. No gravel or asphalt driveways will be allowed. There shall be no extension or expansion of driveways.
18. Evaporative Coolers Not allowed. See Air Conditioning Equipment.
19. Exterior Lighting See Lights and Lighting.
20. Fences ARC approval is needed prior to construction of any fence. All requests for approval must include a plan showing lot lines, house location, street(s) and the location of the proposed fence. The linear footage of each section must be included. The location of any gates to be installed must be clearly indicated on the plan and a drawing showing the type of gate requested. The only type of new fencing being approved is the open rail modified prototype, description and illustration are provided below:
- A. Cedar rails and post must be used.
- B. The standards are 6 inch x 6 inch post with 2 inch x 8 inch rails.
- C. All post must be set in concrete.
- D. The tops of the posts must have a 45 degree bevel on all four sides and the top of the post must be set 48 inches (four feet) above the ground.
- E. The top rails must be set 42 inches above the ground and the bottom rail must be set 22 inches above the ground.
- F. When the fence faces a street, the rails are to be placed on the street side of the post.
- G. Most open rails fences have been left to weather naturally. The ARC has approved the use of a clear or a light cedar transparent stains. Any variations from these two stains must receive prior approval.
- H. No Fence may be attached directly to a house -- a 6 x 6 post must be used.
- I. A welded wire mesh fence may be installed between the post and the rail. The welded wire must not extend above the top rail. 2 inch x 4 inch grids are recommended.
- J. The homeowner must verify property boundaries and the fence must be installed inside boundaries.
- K. No fence may be closer to the street than thirty feet on the front of the house. Corner lots may install fences adjacent to sidewalks on the side of the house, however the minimum setback is 24 inches.
- L. Front yard fences are not allowed except at model homes.
- M. Chain link fences are not allowed. Solid fences are only allowed where they’ve been specifically built for the location (arterial streets) by the builder / declarant.
