41. Patios Enclosed See Additions and Expansions.
42. Patios Open ARC approval is required. The patio must be an integral part of the landscape plan and must be located so as not to create an unreasonable level of noise for adjacent property owners. The color and material used must be generally accepted as complementary to the color of the house. The patio must be located so as not to block any existing drainage pattern on the lot.
43. Paving ARC approval is required, regardless of whether for walks, driveways, porches, patio area or other purposes and regardless of whether the material is concrete, brick, flagstones, stepping stones, pre-cast, patterned or exposed aggregate or concrete pavers. Asphalt may not be used as a paving material. All paving must be located in such a manner so as to not to block any existing drainage pattern for the lot.
44. Playground, Sports Equipment & Trampolines ARC approval is required. Placement requires homeowners to be sensitive to the privacy needs of adjacent neighbors and the appearance created in the neighborhood. For example, placing a trampoline on the side of one's house next to the neighbor's dining room is not a considerate action. Placement is to be directly behind the house in the backyard, this applies to corner lot houses as well where placement is not to be close to the street or sidewalk.
45. Poles See Flagpoles, Basketball Backboards, etc.
46. Pools ARC approval is required. Only in-ground pools will be allowed.
47. Radio Antennae Not Allowed. See Antennae.
48. Roofing Material Twenty-five (25) year dimensional composition fiberglass/asphalt shingles are the minimum allowed roofing material. ARC approval is required only if changes are made from the original material and color.
49. Rooftop Equipment Not allowed. See Antennae and Solar Energy for exceptions.
50. Saunas See Additions and Expansions.
51. Seasonal Decorations ARC approval is not required, per the following limitations:
- A. Holiday decorations shall not be displayed prior to four weeks before the holiday is celebrated.
- B. Holiday decorations shall be removed with in two weeks after the holiday is celebrated.
- C. Figures are not allowed to be placed on roofs, be animated, audible or over five feet tall.
- D. Outdoor music is not allowed.
- E. No decoration shall be displayed in such manner as to be offensive to the neighborhood.
52. Siding ARC approval is required only if siding and/or color is changed from the previous siding and/or color. Only individual wooden lap siding, cement board lap siding, hardboard lap siding, brick, stucco or stone will generally be approved.
