- A. ARC approval is not required for portable basketball goals, however November 1st April 1st portable equipment may only be outside when it’s in use, otherwise it must be stored out of sight. The remainder of the year portable basketball goals may be kept on homeowner property (i.e. driveway), however it’s recommended that portable equipment be stored when not in use for an extended period and / or during severe weather. Portable equipment must have a clear backboard, be commercially manufactured, counter-balanced and with wheels for mobility. Under no circumstances shall equipment be placed in the street or sidewalk.
- B.) ARC approval is required for permanent basketball backboards. Permanent equipment must have a clear backboard and be engineered for ease of removal in the event that the equipment is no longer used by the homeowner. Backboards are generally not allowed to be attached to a house.
9. Birdhouses & Bird feeders ARC approval is not required if limited to a birdhouse or bird feeder 1 foot by 1 foot by 1 foot and if no more than a combination of two in number are installed on any lot. A birdhouse or bird feeder may not be placed on any community property or open space land.
10. Boats See Motor Homes.
11. Campers See Motor Homes.
12. Carports Not allowed.
13. Clotheslines and Hangers Not allowed.
14. Decks A set of plans showing dimensions and elevation must be submitted for ARC review and approval. A Douglas County building permit will be required prior to start of construction. Decks must be natural wood or faux wood (i.e. Trex). Natural wood may be stained / sealed a natural wood color. Painted / colored decks must be similar in color to the house or what would generally be accepted as a complimentary color (from a maintenance standpoint painting a wood deck is not recommended).
15. Dog Houses and Dog Runs ARC approval is required. Dog runs (a small area set aside primarily for use by a dog) are not allowed. However, wire mesh may be attached to railed fencing to enclose the entire yard, provided that it doesn’t extend above the fence. Chain link fencing shall not be used under any circumstances. Dog houses should be constructed with materials similar to the house and be painted in a similar manner. Portable dog houses such as those used for travel are not allowed.
16. Drainage ARC approval is required for any change affecting drainage patterns. Drainage plans for all houses and lots must be submitted and approved prior to any construction. There can be no interference with the established drainage pattern over any property except as approved in writing by the ARC. When landscaping is installed, it is very important to ensure that water drains away from the foundation and driveways of the house. Ensure that filling, planting trees/shrubs or other materials do not block drainage in any way. The flow patterns must prevent water from flowing under or pooling near or against the house foundation, walkways, sidewalks and driveways. Water should flow over walkways, sidewalks or driveways into the street. The ARC may require a report from a drainage engineer as part of landscaping or improvement plan approval.
