31. Hot Tubs ARC approval is required. The hot tub must be installed in such a way that it is not immediately visible to adjacent property owners or from the street and does not create an unreasonable level of noise for adjacent property owners.
32. Irrigation Systems “Water wise” landscaping is urged, which means efficient use of irrigation coupled with reduced turf areas in favor of trees, perennial beds and hardscapes. Any drip lines shall be covered with landscape materials. Care must be taken not to alter or interfere with the established drainage patterns. See Drainage.

34. Landscaping As soon as weather permits, but in no event later than nine months after a home is certified for occupancy, the entire yard shall be fully landscaped pursuant to plans submitted to and approved by the ARC. A minimum of two trees at least two inches in caliper are required, however this is a minimum requirement all designs must have an aesthetic value above and beyond two tress, turf and rock, for instance shrubs, perennials, flower beds and / or additional trees (properly selected and placed). Steel landscape edging should not be visible after installation the top of the edging should meet at grade. Safety strip is recommended for steel edging, especially in areas with foot traffic.
35. Latticework ARC approval is required.
36. Lights and Lighting All lighting must be subtle and non-polluting to neighbors. ARC approval is required for all permanent lighting.
37. Motor Homes No trailer, motor home, house car, junk car, car that is not capable of moving on its own power, bus, camper, large commercial-type vehicle, including vehiclemounted camper, whether chassis or slide-in, or pickup coach, tent, boat or truck (except a pickup) shall be parked, placed, erected, maintained or constructed on any lot or common area for any purpose. This provision is intended to be broadly interpreted to cover almost any vehicle or structure not intended for everyday use. However, trailers, campers, motor homes, pickup coaches, tents, boats which can be stored completely within a garage and are not used for living purposes will not be violation of these restrictions. The fact that a vehicle of the above description may be licensed by the State of Colorado or any other state as a passenger vehicle shall in no way exempt it from this provision or the general intent of this provision.
38. Overhangs and Awnings ARC approval is required. The color must generally be recognized as a complementary color to the exterior of the residence. The covering may be used over the patio or deck only.
39. Painting All houses shall be kept well painted. Re-painting a home the same color does not require ARC approval. A change in paint colors requires ARC approval (include a sample with the DRR).
40. Patio Covers ARC approval is required as well as a County building permit. It must be constructed of wood or material generally recognized as complementary to the home and must be similar in color to the house or what is generally accepted as complimentary colors to the residence. It must be located so as not block any existing drainage pattern on the lot.
