53. Signs – A temporary sign advertising the property for sale which is not more than five (5) square feet may be installed on the lot without ARC approval. A small security sign that is less than one (1) square foot and placed with in five (5) feet of the home may also be installed on the lot without ARC approval. Temporary political signs may be placed on the lot with out ARC approval per the following limitations:

  • A. Signs are limited to a maximum size of five (5) square feet per sign.

  • B. Signs may be placed up to two (2) months before an election and must be removed by one (1) week after the election.

  • C. Only one sign per candidate or issue may be placed. The ARC must approve all other signs. With the exception of small security decals, signs
    are not allowed in windows.

54. Solar Energy Devices – ARC approval is required for all passive and active solar systems. They must be designed to appear as if they are an integral part of the roof. All exterior plumbing must be concealed and cannot be run on the exterior of the building.

55. Spas – See Hot Tubs.

56. Statues – Statues and lawn ornaments are not allowed in front or side yards. Statues in rear yards must be approved by the ARC.

57. Swamp Cooler – Not allowed.

58. Swing Sets – See Playground and Sports Equipment.

59. Television Antennae – See Antennae.

60. Temporary Structures – Not allowed.

61. Temporary Vehicles – No vehicles which are being repaired, restored or otherwise being worked on may be kept on any lot unless in the garage.

62. Trailers – See Motor Homes.

63. Trash Containers and Enclosures – See Garbage Collections.

64. Tree Houses - Tree houses are allowed only in the back yard of a lot with approval of the ARC.

65. Vehicles (Large) – See Motor Homes.

66. Walls, Retaining – ARC approval is required.

67. Wells – Not allowed.

68. Windows – Tinted windows must be approved by the ARC. Tinting shall not be of reflective materials (foils) so as to be offensive to neighboring homes. No temporary window coverings will be allowed after 30 days from the certificate of occupancy.

69. Yards – Astro turf, carpet or other coverings are not allowed on walks, steps, decks, or driveways.
